TENANCY

  1. Deposit of 50% is required to confirm the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions. Guests are granted a limited permission to occupy the property for holiday purposes, this is not a residential tenancy agreement under the residential tenancy legislation and failure to comply with the terms and conditions may result in termination of permission to occupy the property and eviction.
  2. Cancellations more than 3 months outside arrival date will incur a 50% loss of deposit, cancellations within 3 months will incur a 75% loss of deposit and cancellations within 29 days will incur the full loss of the deposit.
  3. Rent for the full period of the booking shall be paid 7 days before occupancy.
  4. The keys to the premises are available from Bartle House Office.
  5. The tenancy commences at 2pm on the arrival date and expires at 10am on the departure date. Early check-in and late check-out available on request.
  6. The tenant will be responsible for damage to the premises, excessive cleaning costs or loss of or damage to any items in at premises. The tenant will pay to Bartle House the cost of replacement or repair (at the discretion of the owners) of any such item damaged or lost. A security deposit or credit card details will be obtained from the guest prior to commencement of the occupancy.
  7. At no time during the occupancy by the tenant shall more than the capacity stated in the correspondence above reside overnight at the premises, (14 guests ) without the prior written consent of the managers, whereupon extra charges may be made.
  8. The tenant SHALL NOT bring animals or pets on to the premises. Guests must dispose of garbage and recycling in accordance with the usual practise at the property and in the allocated bins.
  9. Disturbance to neighbours, including excessive noise, is prohibited and may result in termination of rental. Guests must not create noise which is offensive to neighbors especially between 10pm and 8am.Guests must comply with any instructions from the managers and security services during their stay and comply with all house rules and by-laws.
  10. No parties or group events are permitted during your occupancy without prior written approval from Bartle House Managers. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Any gathering, celebration or entertainment permitted at the property must not conflict with residential amenity and must comply with the house rules.
  11. No responsibility is taken for tenants personal property left on the premises.
  12. In the event that the said premises becomes unavailable for occupancy through unforeseen circumstances (via fire, storm damage, change of ownership, etc) then the Bartle House Managers will inform the tenant immediately and endeavour to obtain a suitable alternative premises for this tenancy; failing which any moneys paid are to be refunded to the tenant.
